Well, looks like i'll be heading out to vegas again... :D in March... looking at some houses we saw online... hopefully we get an offer on our house soon so we can finally move out there...

Sounds like where we will be come the fall. Gonna try to sell this place in April, rent here through the summer and move to Vegas in the fall.

How are the prices these days?
Around here (Maryland - DC suburb), everything went up 150% to 300% over the last 24 months.
A typical 1400 sq ft house with 3 beds and 2.5 baths is around $350k to $450k. My town house went from $124k to $300k. I'd like to keep some of that capital and buy down, but I doubt I will find anything that fits my needs below $250k.

Right now the Las Vegas market is at a point where buyer's are at a distinct advantage. Most sellers right now are getting little to no traffic, so they're hurting to sell...
Generally, the most lucrative areas of Vegas are of course summerlin, seven hills, green valley, aliante, southern highlands, and the general southwest area of town.

so far, average 4 br 2 1/2 ba home approx 2000+ sq ft can start @ $330K base new construction..

we're still trying to decide whether or not a "master-planned" community's amenities justify the higher price.. that's why we're looking and checking out surrounding neighborhoods as well.. but, Summerlin is on the top of our list.

Nothing much wrong with Hawaii, but yes, its an island and paradise, but it has its limits. Also, not the cheapest place to live. 
Can I ask what your occupation is? I'm just curious what the job market is like in Las Vegas.. Those Astoria homes definitely peaked my interest and got the gears turning in my head. In Hawaii, I'd be hard pressed to find homes like those under 500-600K.

I currently live in the southern highlands area, but just bought a new home in Mountains Edge. I highly reccomend anyone looking to look into that area. I could list off a million reasons why that area is on its way up. A few are:
-Its 2 miles or so west of southern highlands in a much nicer area, surrounded by mountains
-Parks that contain acres and acres of picnic area, ampitheatres, raquetball and tennis courts, soccer fields, baseball diamonds, you name it
-Rainbow and Ft Apache will go through to the 215, making it more accesable then SH where I currently live
-Retail and commercial centers going in at mountains edge and a 110 acre retail center on Blue Diamond road.
I just picked up a 3700 Sq ft home in Mountains Edge for 480K base price. the single story model starts at 400K, and that same model in Southern Highlands, 2 miles away and way worse are, goes for 580+. So why is it so cheap? Right now there's nothing out there, they've just begun. But prices are rising. My house models base price just went up 15K last week with an expected 20K increase this week.

Mountains Edge will be beautiful... we actually looked there first and still have it on our list. Which developer did you go with? We were looking at the Meritage homes in Mountains Edge.. but i guess we'll see what comes up when we go in March

I went with Beazer Homes Colina, right next to the regional park. The thing I like about Beazer homes is even if you switch to another lender they never ask for more money (as long as you say youll go with Beazer Mortgage in the beginning), and you can get upgrades totalling up to 4% of the base price of the home with no option deposit, and 25% thereafter. That means way way less $ down now which frees it up for other investments.
UPDATE: After viewing the home... (we're in Vegas right now 3/1 - 3/7) we made an offer and they accepted! :D .. we'll be moving to Vegas in April.. so, my next question is.. where is the best dealer i can take my 8 to? i'll be in the Northwest... thanks in advance!

You will be in the NW part of town? SWEEEEET I live on the NW too!!! I am up at Cheyenne and the 215, what cross streets will you be in? We can be neighbors!!!
