my tire guy told me the batteries are dying in mine. my car is a 2004 and he said about 10 years is the life expectancy of the tpm sensors. Most tire shops have a scanner that can pick up the signals the sensors give off. I'd just run by a tire shop and have them check it. If you need replacements I got oem mazda ones on ebay for half the cost of the dealer and half the cost of the aftermarket ones the tire guy sells.

40psi might be too much air. Try lowering it to 32-34. If this doesn't work, you can go to almost any tire shop and they can quickly check to see which tire is giving the bad signal.

The TPMS light will trigger on over pressurization as well, not just under pressurization. The target range should be no lower than 28psi and no higher than 34psi. Exact values will shift from specific car car to specific car, but those are typical for the RX-8 in general.

If the light is flashing and then going to a solid state, that means there is a fault with the system.

If the light simply comes on solid and stays that way it means the pressure need to be adjusted.

TPMS has been standard equipment in some for or another on every car since 2007. Any tire shop that has half a clue, has the tool to test each sensor for correct operation.
