Not the best area. Go more west, Litchfield park. Or north to Arrowhead. There are some nice spots around 115th Thomas area, I own a rental house in Garden Lakes, lived there for 9 years before going way west and loved it.

Surprise Ranch, Varrado ,and its building up quick over here. A really nice are is going in at Bell rd where it turns into sun vally Prky. Don't remember the name. sorry
