rx8 blows white smoke

i bought a 2004 rx8 the motor blows white smoke alot. i bought a used motor that had 30,000 miles on it installed it and the car still blows white smoke and has water in the oil. is there something im missing please help. im hoping im not just so unlucky the the second motor has the same problem

Coolant seal. Never install a used motor in a car with out a rebuild. Rule of thumb of the rotary. You dont know how long that motor has been sitting. After awhile the rubber seals will turn brittle and leak when you install it.
